What is a self managed super fund (SMSF) loan?

A SMSF loan is a type of loan offered to self-managed super funds (SMSF) in order to buy property for investment purposes.

What are the benefits of SMSF loans?

The benefits of SMSF loans are that any returns on the investment, such as capital gains or rental income, are payed back into your superannuation fund. This may help increase your retirement savings, giving you an added cushion for when you retire. This type of loan also allows you to purchase investment property using funds you would otherwise not have access to.

What are the limitations of SMSF loans?

There are limitations of acquiring property via the SMSF method. These include an inability for any fund member, or their relatives, to live in, or acquire the property (some extremely limited exemptions apply). In addition, rental income cannot be directly accessed by a trustee. All income will go towards increasing the super fund savings. These savings will be paid out to members once they retire.
